I am the owner / seller and intend to build the most honest property description you have seen.

This is my family house that was built in the 40's.   I moved out years ago and my father lived here with his dissabled brother and one of my brothers on a very fixed income.  The old house fell into dissrepair but always stayed livable.  Upon my father's passing I became the trustee with the stipulation the I try to keep my brother and uncle in the house as long as I can.  That time has come to an end and it is time to sell.  Perfect opportunity to invest in one of the best lots in Mokena!

The house needs work, a lot of work.  Ideally, it is a tear down.  The value is in the land.  1.3 acres of secluded land with mature trees and a creek in the far back corner.  Don't worry, there is plenty of elevation between the house and creek that flooding is no concern.  Most of the town would be underwater before the creek could reach the house!

4 bedroom one bath ranch with a 4th bedroom added as a dormer above the lower level untility room.  The dormer took on a unique layout as can be seen the pictures but makes for a nice bedroom.

The garage looks attached, but it is not.  It is a large 2 car garage but the rear foundation has shifted and I shored up the rear wall just in case.  Garage is usable, but would definately need to come down if you wanted to save the house.  I put a metal roof on the garage to keep a previous insurance company happy, the a tree hit the garage and damaged one of the panels.

As for the house, in my opinion to bring it up to modern standards, it would need a roof (insurance comapny says so too), a part of the cinder block foundation has shifted and should be repaired.  All the flooring should be replaced and there are several areas of the drywall that would need repair.  The baseboard heat works and with the tree cover the window AC keeps the house cool in the summer.  One possibility is to combine two of the bedrroms to make a master suite with attached bath if you were to add a second bath.  Exterior would need trim around the windows, some siding work and paint.

Since I am dealing with very limited funding to relocate my brother and uncle, as seller, I would asking for 60 days post closing possesion.  That should work out since, as buyer, you would need time to get your plans and permits in order anyway!
